Short-Term or Long-Term Rental? Advice for Owners in Trebinje
28. 10. 2026.
Short-term or long-term rental: renting out by the night or by the month is the question owners in Trebinje ask us most often. Some hear that nightly stays earn more, others want a calm monthly income without welcoming guests all the time. Our experience with the owners we work with says there is no single right answer for everyone. There is an answer for your apartment, and this article explains how to find it.
The short answer: it depends on the apartment and its location
What decides it is not what the owner wants, but the apartment itself: where it is, how it looks and how it is furnished. A guest who comes for two or three days chooses with their eyes. They look at the photos, the location and the amenities, and compare your apartment with everything else in town. A tenant who comes for a few months looks at it differently: what matters to them is quiet, price, and an apartment that works every day.
That is why the same decision is not right for everyone. Here is how it looks in practice.
When short-term rental pays off
If the apartment is in a good location, nicely decorated and well furnished, renting it out by the night makes sense, sometimes all year round. An apartment like that stands out easily, guests are happy to choose it, and the owner can keep the calendar full even outside the main season.
The apartments that do best by the night are the ones that:
- are close to the centre or have something special (a view, quiet, parking, a yard),
- look tidy and modern, and it shows in the photos,
- have everything a guest expects for a short stay, from bed linen and towels to an equipped kitchen.

When long-term rental is the better choice
If the apartment is older, more modestly furnished and not in the best location, renting it out by the month is often the smarter choice. By the night, an apartment like that would struggle against newer places in town, while a tenant who stays longer cares about quite different things. A monthly rental brings a steady income, less work and less wear on the apartment.
That is not a bad choice, or a second-best one. For many owners it is exactly the most sensible decision.
The best combination: summer by the night, winter by the month
If you have a good, well-furnished apartment, our advice is not to choose just one. The best move is to combine them:
- From June to September you rent it out by the night. These are the months when Trebinje has the most guests and when a short-term apartment earns the most.
- From September to June, the winter months and the low season in Trebinje, you rent it out by the month.
That way the apartment works all year. In summer it earns as a holiday apartment, and in winter it doesn’t sit empty waiting for guests, who are fewer at that time of year.
When should you start looking for a winter tenant? In September, once the last summer guests have left. The apartment is then free for viewings, and the tenant can move in without overlapping any nightly bookings.
Who rents an apartment by the month in Trebinje
There is demand for monthly rentals outside the season, and it comes from several directions. People looking for a monthly apartment in Trebinje include:
- workers who are in town for a contract or a project,
- students, during the school year,
- remote workers and foreigners who want to spend part of the year in Trebinje,
- local families and couples.
Each of these groups has its own needs, but they all want the same things: a tidy apartment, clear agreements and an owner who answers when something comes up.
What short-term rental really takes from an owner
Renting by the night earns more, but it also takes a lot more work. This is the part owners most often underestimate:
- Cleaning and laundry after every guest. Every departure means another clean, fresh bed linen and towels.
- Being reachable all the time. Someone has to answer messages, welcome guests and hand over the keys.
- Calendar and prices. They have to be kept up to date, so there are no double bookings or empty dates.
- Wear and tear, supplies and small repairs. An apartment where guests keep changing wears out faster.
And then there is what you can’t see in advance. A guest books and says they will arrive at 11 pm, at midnight or at 2 in the morning. Someone has to be there to let them in. We handle this through our cleaning agency and the team we have built here in Trebinje, so we can take care of every booking, whenever it comes. What to watch out for with long-term rental
A monthly rental is calmer, but it has its own rules. Four things matter most:
- The right tenant. Meet the person before they move in, show them the apartment and talk about how they will use it.
- A written agreement. Clear terms from day one save a lot of misunderstandings later. Ask a lawyer about what the agreement should contain.
- Utilities. Agree in advance who pays for what, especially heating and electricity in winter.
- An agreed move-out date. If you want to rent by the night in summer, the tenant needs to know they move out before the season, and the agreement should say so.
The two most common mistakes owners make
When we look at owners whose renting doesn’t go the way they planned, we usually see one of two mistakes.
An older apartment in a weaker location, rented out by the night
The owner sees that nightly stays earn more and decides to try, even though the apartment is old, modestly furnished and far from what guests are looking for. The result is a lot of empty nights. As a monthly rental, the same apartment would earn more, with less stress. If you still want to get it ready for short stays, think about renovating and furnishing it first.
The owner does everything alone
Cleaning, messages, midnight arrivals, the calendar, repairs: all of that on one person is draining and really hard. The owner soon gets tired, and the rental that was meant to bring income becomes a burden. You don’t have to do it all yourself. Cleaning, management and our other services are there to take over part of the work, and you choose how much help you need.

Our advice: take an honest look at your apartment first
If you ask us “by the night or by the month?”, our answer is always the same: take an honest look at your apartment first, and only then decide. Ask yourself where it is, how it looks and how it is furnished, and whether you would choose it if you were the guest. If the answer is yes, think about combining nightly stays in summer with a monthly tenant in winter. If it isn’t, a monthly rental is a perfectly good path, and you can always do the apartment up later.
